Where are my theater nerds? If you’ve ever done any sort of theater you know that you never have your back toward the audience. The same applies to the camera. Never turn your back to the camera and start talking.
When it comes to music, you should include it in your listing video. Especially if you aren’t going to be talking through your listing video. Another thing to be aware of with music is the audio levels. If you incorporate music and audio you want to make sure neither is competing with one another.
When editing, you don’t have to have expensive software to get the job done. It’s important to make sure that your cuts and jumps are clean. Don’t use outdated transitions. And make sure you adjust the audio and music accordingly. Aside from that, experiment with onscreen callouts and other elements.
Just keep in mind that too many gimmicky sound effects can cheapen the video.

Jonathan’s listing video is very clean. Like Nicole, he talks viewers through the listing and overlays clips of the home accordingly. The edits are clean, the music doesn’t compete with his voice over and the quality of his audio is great.
Jonathan also incorporates some drone footage. This is not necessary but adds a nice element to the overall feel of the video.
Why It Works:
Claire’s listing video is a really great example of how someone can make a great listing video, show off property highlights, and keep things really quick and simple. She adds uniqueness by having fun with the audience and showing off her personality.
Why It Works:
The video quality is great. The music isn’t too loud. Unlike the other features, caprika Realty doesn’t talk thru the listing video. This is a great example of a well-put-together video that doesn’t include any voice-over. The uniques aspect of this listing video is that Caprika Realty takes the time to highlight areas and businesses surrounding the home that might be of interest to potential buyers.
Why It Works:
Kyle walks viewers through the property. The video quality is great. His audio levels are great and there are no points where his voice is competing with the music. Kyle also adds onscreen callouts with property details.
If a picture says a thousand words then a video is priceless.
